Lubbock House

Lubbock House is a residential development delivering retirement and social housing, completed for McCulloch Homes Construction.

The glazing package included a combination of PVC‑U and aluminium systems, with aluminium predominantly used to communal areas. Additional elements included smoke vent windows, steel security doors, louvred doors to service cupboards, buggy store entrances, and a glazed atrium to the rear of the building.

Fire safety played an important role in system selection, with 60 minute fire‑rated requirements leading to the use of steel doors for wider openings in place of timber. Arcura also supported the installation of automated opening mechanisms where required, coordinating specialist input to maintain progress.

As the project progressed, a number of design and logistical challenges emerged. Some windows were changed to doors, while assumed structural provisions were not present on site, requiring redesign and bespoke solutions. Exposed brickwork to door thresholds required power trimming and additional detailing, and waterproofing challenges were addressed at upper levels through coordinated remedial works.

Despite changes in site management and evolving design requirements, Arcura maintained a collaborative approach, working closely with the contractor to resolve conflicts around accessibility, security, and specification. By remaining flexible and available throughout the programme, Arcura helped deliver compliant, practical solutions that supported both the contractor’s objectives and the long term performance of the building.
